Two panes with a sealed air space insulate far better than one. Triple-pane adds a second cavity, though in the mild Bay Area the upgrade rarely pays for itself outside of noise-sensitive locations.

The space between panes is filled with argon or krypton, inert gases denser than air that slow conductive heat transfer. Argon is the standard; krypton appears mainly in thin triple-pane cavities.

California sets minimum efficiency for replacement windows through Title 24, the state building energy code, and the numbers tightened in the 2025 code cycle.

Two practical notes. First, the U-Factor maximum came down from 0.30 in the previous cycle, so stock sold as “Title 24 compliant” a few years ago may no longer qualify; check the current NFRC numbers, not the old marketing. Second, compliance is documented, not assumed: your installer files the CF1R form with the permit showing the installed units meet the standard. A contractor who waves off the paperwork is leaving you holding the compliance risk.

Energy Efficient Window Brands We See Perform in the Bay Area

Brand matters less than the NFRC numbers on the specific unit, but after decades of installations, patterns are clear. What each line is known for:

Marvin. The fiberglass benchmark. Essential and Elevate lines combine low U-Factors with the slim profiles and dark exterior finishes higher-end Bay Area projects ask for. Priced accordingly.

Pella. The Impervia fiberglass line is a durable mid-premium option, and Pella’s published performance data is unusually complete, which makes honest comparison easy.

Andersen. Best known for Fibrex, its proprietary composite of polymer and reclaimed fiber. Durable and efficient, though priced at a premium and exclusive to one manufacturer; comparable numbers are available from quality vinyl and fiberglass for less.

The Buying Rule
Whatever the brand, compare the NFRC label of the exact unit being quoted, in the exact glass package, against the Title 24 numbers for your climate zone. Two windows from the same brand line can differ by 0.05 in U-Factor depending on the glass option selected.

The U.S. Department of Energy puts the savings from replacing single-pane windows with ENERGY STAR certified units at roughly $126 to $465 per year, and ENERGY STAR reports average household energy bill reductions of up to about 13 percent. Where you land in that range depends on what you are replacing and where you live. Rebates and Incentives in 2026

The incentive picture changed at the end of 2025, and older articles will mislead you.

Federal tax credit: ended. The Energy Efficient Home Improvement Credit (25C), which returned up to $600 on qualifying ENERGY STAR windows, applied only to property placed in service through December 31, 2025. There is no federal window credit for 2026 installations under current law. Verify at the IRS Energy Efficient Home Improvement Credit page before building any credit into your budget.

BayREN: still active. The Bay Area Regional Energy Network retired its old Home+ per-measure rebate, but currently offers a $200 Home Energy Score rebate and runs the income-qualified EASE Home program, both of which can fold window upgrades into a whole-home efficiency plan.
