Fire Rated Windows in Bay Area

Protect your home from wildfire and radiant heat with professionally installed fire rated windows built to meet California’s strictest building codes.

If you live in or near a Bay Area wildfire zone, your windows are one of the most vulnerable points in your home. Standard glass can crack within minutes of exposure to radiant heat, giving flames a direct path inside. Fire-rated windows resist extreme temperatures and block the spread of flames and smoke. At Insight Glass, we help homeowners and builders select and install the right fire-rated assemblies for their location and code requirements.

Fire Protection

What Are Fire Rated Windows?

Fire rated windows are specially tested assemblies designed to prevent flames, smoke, and radiant heat from passing through a window opening for a specific period of time. They are not a single product — a fire-rated window is a complete system including fire-rated glazing and a tested frame, evaluated together under extreme conditions.

During testing, assemblies are exposed to temperatures exceeding 1,600°F in a controlled furnace, then hit with a high-pressure cold water stream to simulate thermal shock. Fire ratings are available at 20, 45, 60, and 90-minute intervals.

Two categories of fire-rated glazing:
  • Fire-protective glass blocks flames and smoke but does not stop radiant heat. Common types include wired glass and glass ceramics — suitable where the primary goal is to prevent flame spread.
  • Fire-resistive glass blocks flames, smoke, and radiant heat transfer. Meets stricter temperature-rise requirements, used in locations where people may be close to the glass during a fire.
You cannot pair fire-rated glass with a standard frame and call it fire-rated. The glass, frame, hardware, and glazing method must all be part of a tested and certified assembly.

Fire Rating Best For Typical Application
20 Minutes Basic protection against flame and smoke spread Exterior windows in moderate fire zones
45 Minutes Significant step up in protection for higher-risk areas Windows closer to property lines or in elevated fire zones
60 Minutes Extended protection for wildland-urban interface areas Residential areas adjacent to WUI zones and commercial buildings
90 Minutes Maximum residential-grade fire resistance Homes directly adjacent to wildland areas with highest exposure
120 Minutes Highest commercially available fire protection Commercial buildings and high-risk structures requiring maximum rating

Fire Risks

Common Bay Area Fire Risks We Help Homeowners Address

The Bay Area’s geography and climate create fire risks that many homeowners underestimate. Here are the situations where fire-rated windows become essential:

Wildland-Urban Interface Zones

Thousands of Bay Area homes sit where neighborhoods meet open hillsides or forested areas. These WUI zones carry the highest fire risk and require fire-rated glazing under California’s Chapter 7A standards.

Hillside & Canyon Properties

Homes in Oakland Hills, Berkeley Hills, and Mill Valley face elevated risk because fire moves faster uphill. Radiant heat can shatter standard windows well before flames reach the structure.

Close-Set Homes in Older Neighborhoods

Many Bay Area neighborhoods were built before modern fire setback requirements. When homes are separated by only a few feet, fire can spread through standard windows. Fire-rated glazing significantly reduces this risk.

New Construction in Fire Hazard Zones

If you are building a new home in a designated fire zone, California code requires fire-rated windows at any elevation facing fire exposure risk. Getting this right during design avoids costly change orders.

ADU & Addition Projects

Adding a dwelling unit or expanding your home often triggers fire rating requirements for windows near property lines. Many homeowners are surprised to find their ADU project requires fire-rated glazing.

Window Types
Most Common

Fixed (Non-Operable) Windows

Maximum fire protection with no moving parts or seals that could fail under heat. Available in a wide range of sizes and configurations for residential applications.

Ventilation

Operable Fire-Rated Windows

Casement and awning-style windows that open for ventilation. Specialized hardware and intumescent seals expand under heat to close any gaps. Ideal for bedrooms and living areas.

Commercial / Large Format

Storefront & Curtain Wall Systems

Larger glazing systems combining steel frames with fire-rated glass panels. Clean, contemporary look for modern residential designs with expansive glass walls — while meeting fire code.

Glass Configurations
20–120 min · Popular

Glass Ceramic

Handles extreme temperature swings without cracking. Clear, impact-resistant, and available across the full range of ratings. Blocks flames and smoke — some radiant heat may transfer.

Max Protection

Multi-Laminate Fire-Resistive Glass

Layers of glass with intumescent interlayers that expand and turn opaque under fire. Blocks flames, smoke, and radiant heat. Meets the strictest temperature-rise requirements.

Traditional

Wired Glass

Embedded wire mesh holds glass in place if it cracks during fire exposure. Less expensive than glass ceramic, still used in applications where aesthetics are less critical.

All fire-rated window options can be paired with energy-efficient features including low-E glass coatings, helping you meet both fire-safety and Title 24 energy standards in a single installation.

FAQ – Fire Rated Windows – Insight Glass
A fire-rated window is a complete assembly where the glass and frame are tested together in a furnace at temperatures exceeding 1,600°F for a specific duration, plus a hose-stream test for thermal shock resistance. Both glazing and frame must be part of a certified, tested unit — you cannot achieve a fire rating by pairing fire-rated glass with a standard frame.
Fire-rated windows use specialized glazing such as glass ceramic, multi-laminate fire-resistive glass, or wired glass set in steel or other tested frames. Glass ceramic resists extreme temperature changes without cracking. Multi-laminate glass blocks radiant heat in addition to flames and smoke. The right choice depends on the required fire rating duration and whether radiant heat protection is needed.
Standard windows use annealed or tempered glass in wood, vinyl, or aluminum frames — offering no rated fire protection and can crack or shatter within minutes of heat exposure. Fire-rated windows use specially tested glass and frames designed to maintain their integrity for 20 to 90 minutes or more under direct fire conditions. Every component is certified as part of a tested assembly.
It depends on your property’s fire zone, the distance between your home and neighboring structures, and your local building codes. In the Bay Area, homes in WUI zones, homes near property lines, and new construction in designated fire hazard areas are commonly required to have fire-rated windows. Your local building department and the Authority Having Jurisdiction determine the specific requirements.
Fire-rated window costs vary based on the fire rating duration, glass type, window size, and frame material. They typically cost more than standard windows due to specialized materials and testing. We provide free, detailed quotes after assessing your project. Call 707-746-6571 to schedule a no-obligation consultation.
Yes. Fire-rated window assemblies can include low-E glass coatings on companion panes and thermally broken steel frames to manage heat gain and loss, contributing to Title 24 compliance for energy performance. You get fire protection and energy savings from the same window system.
Modern fire-rated glass is clear and visually similar to standard window glass. The frames are typically steel, which can be finished in a range of colors and profiles. Most visitors to your home would not notice any visual difference between your fire-rated windows and standard glazing.
