What It Is

What Semi-Frameless Actually Means

A semi-frameless glass railing holds its glass with minimal metal framing rather than none at all. Where a frameless system carries everything through the base of the panel, semi-frameless adds a rail, a post at intervals, or a slim frame edge to share the load. Less glass thickness is needed, the anchoring works less hard, and the price per foot drops sharply. What you give up is a small amount of hardware in the sightline. These are the four configurations we install.

Top and Bottom Rail

Horizontal framing along the upper and lower edges only, with the vertical edges open. The most popular configuration we install, because the top rail doubles as a handhold and keeps the sides clear.

Post and Panel

Slim vertical posts at four to six foot intervals with glass spanning between. The most economical semi-frameless build and the most forgiving on an existing deck.

CP

Corner Posts Only

Posts placed at corners and transitions, with unbroken glass along the straight runs. Closest to a frameless look, and the configuration we suggest when budget is the only reason frameless is off the table.

PF

Perimeter Frame

A continuous metal frame around all four edges of each panel. The most visible framing and the most robust, useful in high-traffic or exposed locations where the glass takes knocks.

Almost nobody arrives at semi-frameless first. People start at frameless, see the number, and want to know what the next step down actually costs them. That is a fair question and it deserves a straight answer rather than a sales one.

Choose frameless when

  • The view is the reason for the project, and any horizontal line across it would bother you
  • The run is short, so the price difference is small in absolute dollars
  • You want the glass to appear to rise out of the deck with nothing on top
  • The structure can already carry a system that concentrates load at the base

Five things that change the price

  • How much framing. Corner posts only is the closest to frameless and the most expensive semi-frameless build, because the glass has to span further.
  • Glass thickness. Wider spans between posts call for thicker glass, and glass is priced by weight.
  • Rail and post finish. Powder coat costs less than anodized, and marine-grade stainless costs more than both.
  • Run length. Longer runs bring the per-foot cost down, because setup and mobilization spread further.
  • Substrate condition. Semi-frameless is the more forgiving system on an existing deck, but the framing still has to carry the posts.

Long deck runs

The clearest case. On 40 feet or more the per-foot difference compounds into five figures, and a post every five feet reads as rhythm rather than obstruction when you are looking along the run.

Balconies with a top rail

Anywhere people naturally lean, a top rail is something to hold rather than something in the way. It also keeps the glass out of monolithic-versus-laminated territory, which saves again.

Stairways

A stair needs a graspable handrail regardless of system, so the top rail is doing code duty you would be paying for anyway. Semi-frameless on a stair is often the same look as frameless for noticeably less.

Framing shares the wind load rather than sending all of it to the base. On a hilltop or a water-facing deck that can be the difference between a straightforward install and structural work first.

Semi-frameless usually runs thinner than frameless, because the framing carries part of the load instead of the glass carrying all of it. Where the posts sit further apart, as in a corner-post build, the span goes up and so does the thickness.

A continuous top rail also means you are not forced into laminated the way a frameless guard without one is, which is a second saving that people miss. See our full guide to glass thickness.

Semi-frameless has more visible metal than frameless, which cuts both ways. There is more hardware to look at, and there is more opportunity to make the hardware part of the design rather than something to hide. Matte black against gray composite decking is the combination we install most.

Near salt air, specify marine-grade stainless for fixings even where the rail itself is powder-coated aluminum. The fasteners fail long before the rail does.

California Code

What California Code Requires

The 2025 California Building Code took effect on January 1, 2026. Code calls these guards, and it does not care which system you choose: a semi-frameless railing meets exactly the same requirements as a frameless one. These are the six figures that apply.

When a guard is required

A guard is required once a walking surface sits more than 30 inches above the surface below.

42"

Guard height

California requires residential guards to reach 42 inches, higher than the national model code. On the open side of a stair the guard may drop to 34 inches off the nosing line.

4"

Openings

No opening may pass a 4-inch sphere. On a semi-frameless system that means the gaps at the posts and under the bottom rail, not only the panel.

Load

A 50 pound per linear foot distributed load and a 200 pound concentrated load at any point along the top, plus seismic loads in California.

34 to 38"

Handrail on stairs

Where the top rail doubles as the stair handrail it sits between 34 and 38 inches above the nosing line, and has to be graspable.

Safety glazing

Guard glazing has to meet ANSI Z97.1 or CPSC 16 CFR 1201. A continuous top rail means monolithic tempered glass is acceptable, where a frameless guard without one requires laminated.

The Downsides of Glass Railings

We install these for a living and we would still rather you hear this now than after the invoice. Glass is the most expensive guard material of the common options, above cable and well above metal picket, and semi-frameless only narrows that gap rather than closing it. It is also the material that looks worst when you skip the upkeep: every water spot and handprint shows, and a panel nobody squeegees for a season looks neglected in a way a picket railing never does.

Four more things worth knowing, and the first two apply to semi-frameless specifically. There is visible hardware, so if the sight of a top rail or a post every five feet is going to bother you every time you look out, pay for frameless rather than regret the saving. And the framing is what keeps the glass thinner, so removing a post later to open up a run is not a small change, it is a re-engineering job.

The two that apply to any glass system: tempered glass is cut and treated before it ships, so nothing can be trimmed on site and a measuring error is expensive. And a solid glass panel catches wind rather than letting it pass, which is exactly why it works as a windbreak and also why the anchoring works harder than a picket railing would.

If the run faces a fence with nothing to look at, or upkeep is the thing you know you will not do, cable or metal picket is the better call and we will tell you that at the estimate rather than sell you glass.

How long it takes

Plan on 3 to 6 weeks from signed contract to completed installation. Fabrication is the longest stretch, because tempered glass is cut and treated to your exact measurements and cannot be adjusted on site.

Installation itself is usually one to two days for a typical residential run, and semi-frameless often goes in faster than frameless because the posts take the alignment work.

Keeping it clear

Most homeowners squeegee exterior panels every two to four weeks with a mild glass cleaner, more often near the water. Framing gives you slightly less glass to clean than a frameless run of the same length.

Skip abrasive pads and ammonia-heavy cleaners on coated glass. Wipe powder-coated rails with mild soap and water, and rinse stainless fixings with fresh water a few times a year in coastal areas.

What is covered

Is frameless glass railing safe?

Yes, and so is semi-frameless. Both meet the same code: a 200 pound concentrated load, seismic loads in California, a 42 inch guard height, and safety glazing to ANSI Z97.1 or CPSC 16 CFR 1201. The systems differ in how the load reaches the structure, not in how much load they carry. One practical difference: a frameless guard with no top rail must use laminated glass so the panel stays in place if it breaks, while a semi-frameless run with a continuous top rail does not have to.
